There is no such thing as a standard lift in Prime Central London's homes!The most sought-after properties in prime central London are those that ooze with character and charm. Inevitably, almost without exception that means they are listed and usually distributed vertically over many floors, often 6 or 7. It is no surprise then that Lees Associates’ projects on these properties almost always have a requirement for a lift: either to replace an existing aged one or to introduce a new one altogether. is working in partnership with the Liverpool City Region Combined Authority and Liverpool City Council on a new scheme to repurpose the vacant Littlewoods site to create studio spaces, workshops, and a public performance zone as a hub for the film and TV industry in Liverpool.This project will be fantastic for investment in the city and will open up a lot of employment opportunities for the people of Liverpool. There are 3 kinds of commerical real estate obsolescence. Here we will examine FUNCTIONAL obsolescence.1️⃣ Properties can become functionally obsolete when any number of things no longer meet the needs or expectations of today's tenants (eg. design,style, amenities, technology, etc.)2️⃣ There are two kinds of functional obsolescence - curable and incurable.3️⃣ Curable obsolescence means that the property could be updated or renovated to bring it up to today's standards in a cost-efficient way4️⃣ Incurable obsolescence means that the property can't be upgraded, or at least not in a cost-efficient way.

As a Harlem resident now, it’s exciting to see the cultural and business development and new construction happening all over Harlem. For example, on 125th alone, The Victory Theater of Harlem (victorytheaternyc.com), Renaissance New York Harlem Hotel, Nike, Pandora, Sephora, The Caribbean Cultural Center African Diaspora Institute (CCCADI.org), Studio Museum Harlem (studiomuseum.org), Urban League Empowerment Center and Trader Joe’s to name just a few. Harlem, as far as NYC real estate is concerned, is affordable. We started looking at moving to Harlem 3-5 years ago. However, the condos that were going up, in my opinion, were glorified rentals. Finishes and appliances were not higher end (e.g., GE not Miele), the primary bath and guest bath were the same (e.g., no double-sinks in the primary). NOW there are luxury condos being built in Harlem. Developers, businesses, museums, hotels and theaters would not be investing in Harlem if they didn’t see the transformation too. As these improvements continue, residential real estate prices will continue to appreciate in value which is why we bought in Harlem.
